In brief
Bright & Green develops data centres from the first search area through to shovel-ready status, builds them and then operates them itself. In this position you take a site through every development step: the grid connection request, securing the land, the local planning procedure and the energy concept, until the connection agreement and the building rights are in place. The role exists because in Germany it is not the land that decides whether a data centre is built, but secured connection capacity.
Responsibilities
- You define search areas and assess sites by available grid capacity, plot geometry, fibre connectivity and the reach of a potential waste heat off-taker.
- You prepare the grid connection request with the energy department and track the procedure through the grid impact study to a binding connection agreement.
- You secure the land by purchase, lease or option and negotiate the contracts with owners, notaries and the municipality.
- You run the local land-use planning procedure together with the municipality, commission the noise, traffic and species protection studies and represent the project before the administration and the council.
- You align the energy concept of battery storage, power supply and waste heat recovery with the energy department and with the available connection capacity.
- You prepare the decision papers for the managing partner and hand over the shovel-ready site to construction with complete documentation.
Requirements
- A degree in engineering, spatial planning, geography or real estate, or an equivalent qualification.
- Five years and more in the development of data centres, commercial property, solar parks or battery storage.
- Sound knowledge of German land-use planning under the Building Code (BauGB) and the Land Use Ordinance (BauNVO), and a solid grasp of the grid connection procedure.
- Experience in negotiating land, option and municipal development agreements.
- German at negotiation level and confident written and spoken English, as operators and investors negotiate in English.
- A category B driving licence and readiness to attend meetings at the sites and in town halls.
