Bright & Green is seeking larger commercial and industrial plots across Germany, close to a substation or a high-voltage line. Whether a plot is leased or sold is your decision; both contractual forms are available.

Bright & Green develops data centres and battery storage throughout Germany. What matters is not the region but the position relative to the grid: sites emerge where connection capacity is available.
No restriction to particular regions
Bright & Green assesses land in every federal state. The decisive factors are the grid connection, the planning status and the shape of the plot.
Proximity to the grid decides
A substation or a high-voltage line within reach is the most important characteristic of a suitable site.
Lease and purchase rank equally
Whether you lease or sell is your decision. Both routes are open, and both are examined with the same care.
Criteria for a suitable site
Six characteristics determine whether a plot becomes a site for a battery storage facility or a data centre. Bright & Green carries out the assessment; the place and the size are enough for a first indication.
Size and shape
A battery storage facility requires a few thousand square metres, whereas a data centre requires considerably more land: contiguous, largely level and reachable by heavy goods vehicles on a made-up road. The distance to the grid matters more than the size.
A substation or high-voltage line nearby
The distance to the nearest substation or high-voltage line is the most important characteristic of a plot, because it determines whether and when a site receives its grid connection agreement. Where that information is not available to you, Bright & Green establishes it during the site assessment.
Fibre
A data centre requires redundant fibre connections. Existing routes on or near the plot are an advantage; for battery storage the connection is not relevant.
Commercial zoning
Commercial or industrial land covered by a valid development plan shortens the route to a permit considerably. Development without one remains possible, but requires a land-use planning procedure and correspondingly more time, substantially more in the case of a data centre.
Distance to housing
The cooling is audible in operation, as are the emergency generators during their test runs. The permitted emission levels at the nearest housing are demonstrated in every permitting procedure. A greater distance simplifies that procedure, for storage facilities and data centres alike.
Water and a heat off-taker
A water connection for cooling and a nearby off-taker for the waste heat — a heat network, an industrial plant, a greenhouse — improve the quality of a data centre site. Neither is a precondition for development.
What is built on the land
A battery storage facility is not a power station, and a data centre is not a factory. The following points describe which structures are built on a plot and how they are perceptible in operation.
Battery storage: containers in rows on foundations
Switchgear, a transformer and made-up paths between the rows are added. The building height remains below that of a house.
Data centre: halls and a substation of its own
Windowless halls with cooling units on the roof, together with a transformer station, emergency generators and an access road for heavy goods vehicles. The building height corresponds to a commercial hall, and operation runs around the clock.
Fence, planting and noise
A security fence is mandatory, and most permits also require a hedge or a line of trees in front of it; Bright & Green establishes the planting and maintains it. Cooling and generator tests are audible, which is why the permitted levels at the nearest housing are demonstrated by measurement.
At the end of the term
A battery storage facility is removed: containers, foundations and cables. A data centre is a permanent commercial building; whether the land is purchased or leased long term for that purpose is agreed with you case by case.

Income across the whole term
The consideration is agreed by contract and independent of harvest, weather and electricity prices. Its level follows from the location and size of the plot and is calculated specifically for your site.
No entrepreneurial risk
Planning, permits, construction, operation and removal are the responsibility of Bright & Green. You provide the land, not the capital.
Under a lease, ownership remains with you
No transfer of ownership takes place. The use is secured by a restricted personal easement; the details are set out below.
Sale as an equivalent alternative
Where you prefer a single disposal to a long-term contractual relationship, Bright & Green will purchase the land. Lease and purchase are examined with the same care.
One contact from survey to operation
Bright & Green develops, builds and operates the facilities itself. Responsibility is not distributed across a chain of intermediaries and subcontractors.

From enquiry to operation
The route from the first enquiry to commissioning comprises five steps. The longest phase is permitting and the grid connection; Bright & Green is responsible for both.

Enquiry
You state the place, the size and the kind of plot. Information on the development plan and the grid connection is helpful, but not a precondition for an enquiry.
Site assessment
Bright & Green examines the grid connection, the planning status, access and the shape of the plot, and reports the result back, including when a site is not suitable.
Offer
You receive an offer to lease or to purchase, setting out the term, the conditions and the contractual provisions named above in writing.
Contract and permit
The permitting procedure begins once the contract is signed. Depending on the location and the authority it takes considerably longer than construction; you are kept informed of its progress.
Construction and operation
Construction and commissioning, followed by monitoring and maintenance by Bright & Green. Your payments are made in accordance with the contractual provisions.
A developer that also builds and operates
Land is currently being sought by many market participants. What is decisive is who subsequently builds and keeps the facility in operation across its full term. Bright & Green develops, builds and operates data centres and battery storage itself, on the basis of the solar experience from which the figures below are drawn.
